solar Policy

SOLAR POLICY:
The Alpenwald Village Board, in agreement with applicable Vermont law, encourages the use of renewable energy. The Board will work with members to complete all solar projects while maintaining the natural appearance of our community.
All solar projects must have board approval before any part of construction and prior to land clearing. Alpenwald Village, Inc. reserves the right to seek legal remedy to stop any project that has not received prior approval.
Approval Process:
  • Applicants must submit plans to the board of directors 30 days prior to the start of construction to allow time for approval.
  • Submit a full description, including the size and placement on the project site. This must have the number, size and output of the panels and a plot plan (drawn to scale) of the project. Please inquire for details.
  • Projects placed upon the home need only submit certification that the project is intended for the power needs of the home by submitting proof of power consumption and estimated output. Please inquire for details.
  • Projects placed separate from the home must submit the above certification and meet all zoning requirements including a zoning permit from the town where the property is located. This includes outbuildings. Current Readsboro requirements are 75' from the road and 20' from property lines. Current Stamford requirements are 50' from the road and 25' from the property lines. Check with the respective town before drawing your plans as these requirements may change.
  • Additionally, the board may require the placement of a fence stained in a natural color or natural plantings to obscure the project from the view of the road or neighbors.
  • It is recommended that applicants obtain their neighbors agreement, in writing, with proposed installation in the location where it is intended to be installed.
No project will be approved if the average output exceeds the average consumption of the home, for peak months, by more than 25%.
​Solar projects intended for commercial power production are strictly prohibited.

LOGGING POLICY:
Pursuant to the Declaration of Protective Property Rights ("DPPR"), property located within Alpenwald Village is for residential purposes only and no commercial business may be operated upon the property.
The only way the board of directors would consent to selectively cutting on property within Alpenwald Village would be to improve the health of the forest and improve the appeal for future potential sale. This may only be done one time and the owner would be responsible to ensure the removal or chipping of all slash piles and no visible stumps shall remain. Consideration for potential damage caused by the logger to roads, disturbance to neighboring property owners or non-compliance with the terms of the project will be deliberated by the board of directors as part of the approval process for the project.
Approval Process:
  • AVI requires a $10,000 surety bond purchased in advance.
  • In an application, it must define the time one intends to cut wood and submit a detailed plan from a logger stating what is to be cut.
  • At least two weeks prior to commencing, the owner must mark the boundaries of the property to provide neighbors adequate time to dispute any property lines.
  • With submission of the application, AVI requires a $300 processing fee to pay for legal review by counsel.
  • Applications for a logging permit should be submitted to the board of directors via email or post to the address listed in the contact us portion of this website.

*Clear cutting is prohibited unless it is for a structure, a septic or a well. Selectively cutting trees for personal use (firewood) is not considered logging and does not need the board's permission.
